What is a Flat Rooflight?

Rooflights and lanterns are one of the most effective ways to bring natural light into a room, particularly on flat-roofed extensions where windows aren’t an option. We offer two main types: flat rooflights, which sit on the roof surface and are ideal for modern homes; and roof lanterns, which rise above the roofline to create a striking architectural feature and increase more natural light from multiple angles. Both are available in a range of sizes and colours, made to order, and installed by our experienced South London team.

More Natural Light

Both flat rooflights and roof lanterns are designed to maximise the amount of daylight entering the room, making spaces feel larger and brighter throughout the year.

Slim, Low-Profile Design

Our flat rooflights project just 63mm above the roof upstand, resulting in a clean, contemporary appearance. The edge-to-edge glass exterior creates a flush-looking finish while draining the water easily

Excellent Thermal Performance

Our rooflights achieve a U-value of 1.3 W/m²K (overall roof) and our roof lanterns achieve 1.0 W/m²K — both using thermally broken aluminium frames and high-performance double glazing to minimise heat loss.

High Security Locking Systems

Our rooflights include toughened safety glass as standard across our rooflights and flat roof lanterns. Laminated glass is also available, making sure our roofs are soundproof and can also see a 98% reduction in heat rays.

FAQs

What is the difference between a flat rooflight and a roof lantern?

A flat rooflight sits level with or just slightly above the roof surface. It gives a clean, low-profile finish and suits flat-roofed extensions and modern properties where a minimal look is the goal. A roof lantern sits higher — it’s a raised glazed structure with a ridge along the top and glass on all sides, a bit like a glass box on your roof.

Our rooflights and roof lanterns flood the room with natural light and makes a visually appealing design statement. Both are available from us, and we’ll help you decide which is right for your space during your free survey.

Can I replace my existing rooflight?

Yes — rooflight replacement is one of the most common jobs we carry out. Older rooflights can develop leaks, lose their ability to hold heat in, or simply look tired. A modern replacement sits only 63mm above the roof upstand (that’s the raised frame the rooflight sits on), uses thermally broken frames, meaning there’s an insulating barrier built into the aluminium to stop cold air from transferring through.

In most cases, a rooflight replacement can be completed in a day without much disruption.

Do rooflights or lanterns need planning permission?

In most cases, no. Fitting a rooflight or replacing an existing one on a flat roof usually falls within permitted development rights, meaning you don’t need to apply for planning permission. This applies as long as the rooflight doesn’t project more than 150mm above the roof surface and doesn’t overhang the outer wall.

However, it’s always worth checking with your local planning authority before proceeding. We’ll advise based on your specific property during your survey.

Are rooflights energy efficient?

Yes — modern rooflights are far better on energy efficiency than older versions. The flat rooflights we supply use thermally broken aluminium frames (an insulating barrier built into the frame to reduce heat loss) and two different types of high-performance glass: solar reflective glass on the outside to keep the room cooler in summer, and low-emissivity glass on the inside to help retain warmth in winter.

Our roof lanterns include advanced insulation technology built into every profile. Both types meet current building regulations for thermal performance, and we can talk through the specs in detail if that’s useful.

Trustindex verifies that the original source of the review is Google. I can't recommend this company enough. They are absolutely brilliant. We had a crack in our mirrored splashback and was original told by another company that it would be a really complicated and expensive job. Found Osborn glass and they quoted 4 times less and got the job done in less than an hour! Really great communciation and would highly recommend.

Trustindex verifies that the original source of the review is Google. Osborn fitted our new front door a couple of years ago and we've been really pleased with it. But what's been even more impressive is their after sales service. Nick, the installation manager, has been brilliant with following up a minor teething problem we had and with other matters. We've recommended Osborn to friends and they've also had a similar experience to us. This is a company that in our experience does not just take the money and then leave you - they follow up and provide great customer service.

Trustindex verifies that the original source of the review is Google. I was recommended to Osborne Glass by a friend and I was delighted with them . Importantly I am thrilled with the quality of their work which has transformed my kitchen. What set them apart though was the fantastic service from Tony and his team . As well as doing a superb job they were all just so great to deal with . They would be my first choice on similar projects in the future .

Trustindex verifies that the original source of the review is Google. I can't recommend this company enough! I had a complex mirror repair on a wardrobe door that was chipped, and I was really worried about it. The mirror had a triangle shape with diagonal edges, and I needed it to perfectly match the other mirrors on the door. I had reached out to other companies, but most told me the job was either impossible or would cost more than the wardrobe itself.

Tony, the manager, was incredibly helpful on the phone, reassuring me that they could do the job and match the existing mirrors perfectly. He was very responsive to emails, and I really appreciated his attention to detail. The service was top-notch from start to finish. The guys who collected and delivered the door were not only professional but also super nice and kind. They even helped me mount the door back onto the wardrobe, which was a lovely touch.

The repair was flawless, and the new mirror matches the original ones perfectly. The whole experience was seamless, and I’m beyond happy with the result. The price was very reasonable for the high-quality work provided. If you need mirror repairs, these are the guys to go to! Professional, reliable, and truly skilled. Thank you, Tony and team!
