What is a sash window?

Sash windows feature two vertical sashes, combining the timeless character of traditional timber windows with the benefits of modern performance. Available in uPVC and timber, they offer authentic period styling, excellent thermal efficiency and low maintenance, making them ideal for homes across South London, Surrey and Kent.

Authentic Period Character

Sash windows are the natural choice for Victorian, Georgian, and Edwardian homes, giving you that classic period look alongside modern performance.

Suited for Conservation Areas

Our sash windows are designed to replicate traditional windows, making them suitable for many conservation areas and period homes.

Easy to Clean

The tilt-in sash design puts safety and effortless cleaning within easy reach, so you can enjoy spotless windows without ever leaning out.

Energy Efficient

The sash windows are A rated as standard, helping retain natural heat and saving on energy bills.

Sash Window Options

Every range comes in its own choice of colours and finishes, from smooth whites and realistic woodgrain foils to powder-coated and heritage shades. Download the brochure below to see the full palette, or ask us to bring samples to your free survey.

Sash Window Features & Benefits

Every detail of our sash windows is modelled on a traditional timber sash, from the horns to the bottom rail. You keep the character of a period window with the low maintenance and performance of a modern one.

Run-Through Sash Horns

Sash horns are the shaped extensions that run down past the meeting rail on the top sash. Victorian joiners added them to strengthen the sash, and today they are a defining period detail. Ours run seamlessly through the sash rather than being clipped on, and a no-horn option suits Georgian-style homes.

Slim 35mm Meeting Rail

The meeting rail is where the top and bottom sashes overlap in the middle of the window. Ours is just 35mm deep, the slimmest available, matching the fine timbers of an original sash. A slimmer rail means more glass, more daylight and the slim sightlines planners look for in conservation areas.

Deep Bottom Rail

Rainwater runs down to the bottom of a sash window, so timber joiners made the bottom rail deeper to resist rot. We include this deeper rail as standard. It won’t rot, but it gives your windows the correct, well-balanced proportions of a genuine period sash when seen from the street.

True Mechanical Joints

Most uPVC windows have welded corners that leave a tell-tale mitre line. Our Ultimate sash uses joinery-style mechanical butt joints instead, vertical on the sashes and horizontal on the frame, just like a timber original. Planners look closely at corner joints, and this detail makes the window hard to tell from timber.

Astragal Glazing Bars

Astragal bars divide the glass into smaller panes, recreating the classic look of Georgian and Victorian sash windows. Our aluminium-mounted bars come in authentic, heritage and Geo profiles, so you can match the pane pattern and moulding of your original windows and keep the character of your home’s frontage.

Staff Bead & Tilt-In Sashes

On old timber sashes, the staff bead was an internal moulding that stopped the bottom sash swinging inwards. Modern sashes run on concealed spring balances and tilt inwards for easy cleaning, so it is no longer needed. A removable staff bead is available to recreate the original detail and still let the sashes tilt.

I can't recommend this company enough. They are absolutely brilliant. We had a crack in our mirrored splashback and was original told by another company that it would be a really complicated and expensive job. Found Osborn glass and they quoted 4 times less and got the job done in less than an hour! Really great communciation and would highly recommend.

Osborn fitted our new front door a couple of years ago and we've been really pleased with it. But what's been even more impressive is their after sales service. Nick, the installation manager, has been brilliant with following up a minor teething problem we had and with other matters. We've recommended Osborn to friends and they've also had a similar experience to us. This is a company that in our experience does not just take the money and then leave you - they follow up and provide great customer service.

I was recommended to Osborne Glass by a friend and I was delighted with them . Importantly I am thrilled with the quality of their work which has transformed my kitchen. What set them apart though was the fantastic service from Tony and his team . As well as doing a superb job they were all just so great to deal with . They would be my first choice on similar projects in the future .

I can't recommend this company enough! I had a complex mirror repair on a wardrobe door that was chipped, and I was really worried about it. The mirror had a triangle shape with diagonal edges, and I needed it to perfectly match the other mirrors on the door. I had reached out to other companies, but most told me the job was either impossible or would cost more than the wardrobe itself. Tony, the manager, was incredibly helpful on the phone, reassuring me that they could do the job and match the existing mirrors perfectly. He was very responsive to emails, and I really appreciated his attention to detail. The service was top-notch from start to finish. The guys who collected and delivered the door were not only professional but also super nice and kind. They even helped me mount the door back onto the wardrobe, which was a lovely touch. The repair was flawless, and the new mirror matches the original ones perfectly. The whole experience was seamless, and I’m beyond happy with the result. The price was very reasonable for the high-quality work provided. If you need mirror repairs, these are the guys to go to! Professional, reliable, and truly skilled. Thank you, Tony and team!

Just wanted to shout out to Steve and Nick at Osborn Glass who sorted out our backdoor issues this week - six years after installation - professionally and efficiently. Fantastic service, thank you!

Unreliable -they failed to show up as arranged and have not been responsive to emails. Communication is poor.
