FAQs

What is a veranda?

A veranda is a covered, open-sided structure attached to the rear or side of your home. It extends your living space outdoors by providing a permanent roof over a patio or garden area, giving you somewhere to sit outside even when the weather turns.

Unlike a conservatory or extension, a veranda has no walls or doors; it’s designed to feel like a sheltered outdoor space. As a result, you will get a stronger connection between your house and garden.

Which veranda systems do you supply?

We supply and fit the Simplicity range from Milwood Group. This fully aluminium system is available in three versions. The Simplicity 16 has a 16mm polycarbonate roof with up to 4m projection, and is available in anthracite grey, jet black, or white.

The Simplicity 35 is a heavier-duty model with a 35mm polycarbonate roof and up to 6m projection, making it a good option for larger gardens and commercial settings. The Simplicity Xtra uses a 6mm toughened glass roof for a more premium look, with clean sight lines and a sleek finish. All three are made to measure, built from powder-coated aluminium, and come with a 10-year guarantee and a 60-year expected lifespan.

Do I need planning permission for a veranda?

In most cases, yes. A veranda is not typically covered by permitted development rights, unlike some other garden structures. Planning permission is usually required because a veranda is considered an addition to the house that affects its external appearance. However, the rules depend on the size of the structure, your property type, and whether you’re in a conservation area or a listed building.

At Osborn’s, we recommend checking with your local planning authority before committing to a design. Our team can help spot anything that needs attention early on.

Can I customise the colour and finish?

All three Simplicity systems are available in a choice of colours — anthracite grey (RAL 7016), jet black (RAL 9005), and white (RAL 9016) as standard, with further RAL colours available on request.

The aluminium framework is powder-coated for a durable finish that’s easy to look after. Optional upgrades are also available, including integrated LED lighting, infrared heaters, privacy screens, and a glass room conversion with sliding doors to close the space further.

Trustindex verifies that the original source of the review is Google. I can't recommend this company enough. They are absolutely brilliant. We had a crack in our mirrored splashback and was original told by another company that it would be a really complicated and expensive job. Found Osborn glass and they quoted 4 times less and got the job done in less than an hour! Really great communciation and would highly recommend.

Trustindex verifies that the original source of the review is Google. Osborn fitted our new front door a couple of years ago and we've been really pleased with it. But what's been even more impressive is their after sales service. Nick, the installation manager, has been brilliant with following up a minor teething problem we had and with other matters. We've recommended Osborn to friends and they've also had a similar experience to us. This is a company that in our experience does not just take the money and then leave you - they follow up and provide great customer service.

Trustindex verifies that the original source of the review is Google. I was recommended to Osborne Glass by a friend and I was delighted with them . Importantly I am thrilled with the quality of their work which has transformed my kitchen. What set them apart though was the fantastic service from Tony and his team . As well as doing a superb job they were all just so great to deal with . They would be my first choice on similar projects in the future .

Trustindex verifies that the original source of the review is Google. I can't recommend this company enough! I had a complex mirror repair on a wardrobe door that was chipped, and I was really worried about it. The mirror had a triangle shape with diagonal edges, and I needed it to perfectly match the other mirrors on the door. I had reached out to other companies, but most told me the job was either impossible or would cost more than the wardrobe itself.

Tony, the manager, was incredibly helpful on the phone, reassuring me that they could do the job and match the existing mirrors perfectly. He was very responsive to emails, and I really appreciated his attention to detail. The service was top-notch from start to finish. The guys who collected and delivered the door were not only professional but also super nice and kind. They even helped me mount the door back onto the wardrobe, which was a lovely touch.

The repair was flawless, and the new mirror matches the original ones perfectly. The whole experience was seamless, and I’m beyond happy with the result. The price was very reasonable for the high-quality work provided. If you need mirror repairs, these are the guys to go to! Professional, reliable, and truly skilled. Thank you, Tony and team!
